1) Is there be a Homeowner’s Association and what are the fees?
The deed restrictions call for a homeowner’s association, which is currently in existence. The association is responsible for basic matters such as Architectural Control, common grounds, street lights, and maintenance of the entrance and common areas. Presently, the annual dues are $260.
2) What is the fee for membership to the Alsatian Golf Course?
The Alsatian Golf Course is a privately owned course open to the public. Memberships are not presently available and will not be mandatory, even if made available. A monthly green fee contract is available to H.O. Ass’n. members for unlimited family golf. For further information, call the Alsatian Golf Course at 830-931-3100.
3) What is the source of potable water and what are the fees?
Water is provided to the development by Ville d’ Alsace Water Supply. The initial fee for a new tap and meter is $500. Monthly rates are currently $23. for the first 2,000 gallons and $2. per additional thousand gallons.
4) Is there a sewage treatment plant or am I required to install a Septic system?
Septic tanks must be installed by the purchaser during construction of a residence. Approximate cost of a standard septic system is $4,200. and an aerobic system is $7,500.
5) What is the source of electricity?
Medina Electric Co-Op, Inc. will provide electric power.
6) Who will maintain the streets?
The Homeowner’s Association owns the streets and is responsible for maintenance by owning the streets. The community could be gated in the future if the members so choose.
7) What will I do with my garbage?
Garbage collection is available from BFI, Inc.
8) Who is responsible for driveways, sidewalks and drainage?
The purchaser/homeowner is responsible.
9) Can I bring in an outside builder and how long do I have to construct my home?
You may hire any qualified licensed contractor, subject to approval by the Architectural Control committee. You must complete construction within 12 months of start time.
10) What about fences?
Optional fencing is the responsibility of the homeowner. Only wrought iron or masonry fencing is permissible.
11) Is this subdivision on a school bus route?
Medina Valley I.S.D. provides bus service to all it’s campuses.
12) Is there mail delivery?
Cluster boxes are located within the subdivision. P.O. boxes are available in Castroville.
13) Are the deed restrictions filed of record?
Covenants and Deed Restrictions are filed of record in Medina County, Texas. A copy will be made available to you upon request. It is strongly recommended that you become familiar with them prior to purchasing a building site in Ville d’ Alsace.
